Step 01 · Getting Started

Registration

Creating your BnB Kiosk account takes under two minutes. You'll get a 14-day free trial with full access — no credit card required.

Start your free trial
Visit the registration page and enter your details

Go to bnbkiosk.net/demo and fill in the registration form. You'll need:

  • 📧 Your email address — this becomes your login
  • 🔒 A password of your choice (8+ characters)
  • 🏠 Your property name (can be changed later)

If someone referred you, enter their referral code in the referral field — this gives them credit when you subscribe.

Tip: Use the email address you check most often — all notifications and licence details go here.

Check your email
Your licence code is sent immediately after registration

After registering you'll receive a confirmation email containing your licence code — a short alphanumeric code (e.g. NZKUKM42) that uniquely identifies your property.

Keep this safe — you'll need it if you ever need to log in on a new device or contact support.

Note: If you don't see the email within 2 minutes, check your spam/junk folder. Add info@bnbdirect.co to your contacts to prevent this.

Log in to your dashboard
Access all settings from your property dashboard

Go to bnbkiosk.net/login and sign in with your email and password. You can also sign in using your licence code if you don't remember your password.

You're in! Your 14-day free trial starts from the moment you register. The full platform is available immediately — no waiting, no setup fee.
Step 02 · Your Property

Property Setup

This is where you configure everything your guests will see on the TV kiosk — Wi-Fi details, house rules, local tips, check-out instructions and more.

Open the Edit page
Dashboard → Edit (on your selected property)

From your dashboard, click ✏️ Edit on your property card. This opens the full property editor with tabs for each section of the kiosk display.

Property basics
Name, address and welcome message

Fill in your property name — this shows as the heading on your TV kiosk. Add an optional welcome message that greets guests when they first turn on the screen.

  • 🏠 Property name (e.g. "The Boathouse" or "Kauri Cottage")
  • 👋 Welcome message — personal, warm, and short
  • 🌐 Select your primary language (guests can switch at any time)

Wi-Fi details
The first thing every guest looks for

Enter your Wi-Fi network name (SSID) and password. These display prominently on the home screen so guests can connect immediately without having to ask.

Tip: If you have both a 2.4GHz and 5GHz network, enter both — guests with older devices may need the 2.4GHz one.

House rules & check-out
What guests need to know during their stay

Add your house rules — noise, pets, parking, smoking, etc. These display on a dedicated screen guests can browse any time. Also enter your check-out instructions — what to do with keys, bins, linen, and so on.

Keep rules clear and friendly. Guests are more likely to follow rules that feel welcoming rather than restrictive.

Local recommendations
Restaurants, attractions, beaches and more

Add local places you recommend — cafés, restaurants, supermarkets, beaches, attractions, and activities. These show in the Local Guide section of the kiosk. Adding even 5–10 recommendations significantly improves the guest experience.

  • 🍽️ Restaurants & cafés with distance/notes
  • 🛒 Supermarkets and essential shops
  • 🏖️ Nearby beaches, walks, and attractions
  • 🚗 Useful local tips (fuel, pharmacy, hospital)

Save and preview
Check how your kiosk looks before going live

Click Save, then use the 👁 Preview button on your dashboard to see exactly how your kiosk looks to guests. You can update content at any time — changes appear on the TV immediately.

Pro tip: View the preview in a different language using the flag switcher — this is what your international guests will see.
Step 03 · Owner & Manager

My Account

Set up your owner profile, contact details, and notification preferences. This information appears on your pre-arrival page and is used for support communications.

Access My Account
Dashboard navigation → My Account

Click My Account in the top navigation bar of your dashboard. This opens your owner profile settings.

Owner contact details
Name, phone, and email shown to guests

Enter your name (or the name guests should use to contact you), your phone number, and a contact email. These appear on your pre-arrival guest page so guests know who to call if they have trouble accessing the property.

Tip: Use a phone number you actually answer — guests contacting you on arrival day need a quick response.

Change your password
Update your login credentials

You can update your login password at any time from the My Account page. Enter your current password, then your new password twice to confirm. Passwords must be at least 8 characters.

Email notification preferences
Control what you get notified about

Choose whether to receive email notifications for:

  • 🧹 Clean completed — notified when a cleaner finishes
  • 📅 Calendar conflicts — alert if bookings overlap
  • ⏱️ Licence expiry reminders — before your annual renewal
  • 💬 Support replies — when BnB Kiosk staff respond to your tickets
Step 04 · Operations

Checklist Setup

Build the cleaning checklist your cleaners work through after each checkout. A well-designed checklist ensures nothing gets missed and gives you a timestamped record of every clean.

Open Checklist
Dashboard → Checklist (on your selected property)

From your dashboard click 📋 Checklist. You'll see the checklist editor where you can add, edit, and reorder tasks and group them into sections.

Create sections
Group tasks by room or area

Organise your checklist into sections by room or area. Suggested sections:

  • 🛏️ Bedrooms — strip beds, replace linen, vacuum
  • 🚿 Bathrooms — clean toilet, basin, shower, replace towels
  • 🍳 Kitchen — dishes, benches, fridge check, appliances
  • 🛋️ Living areas — vacuum, dust, cushions, general tidy
  • 🌿 Outdoor / entry — sweep, check bins, lock up

Add tasks to each section
Be specific — vague tasks get skipped

Add individual tasks within each section. Write tasks as clear, actionable instructions — not just "clean bathroom" but "scrub toilet and replace toilet brush liner".

Tip: The more specific your checklist, the more consistent your cleans will be — especially if you use multiple different cleaners across properties.

Save and test
Preview the checklist as your cleaner sees it

Save your checklist. Once a cleaner is set up (next step) you can test the full flow by having them start a clean via the cleaner portal. You'll see their progress in real time on your dashboard under 🗒 Cleans.

Step 05 · Operations

Cleaner Setup

Add your cleaners so they can access the property checklist via a PIN login — no app download, no email, no passwords to remember. Works on any phone or the TV kiosk directly.

Open Cleaners
Dashboard → 🧹 Cleaners

Click 🧹 Cleaners on your property card. This opens the cleaner management page where you can add, edit, and deactivate cleaners.

Add a cleaner
Name and PIN — that's all they need

Click + Add Cleaner and enter:

  • 👤 Cleaner's display name (e.g. "Lydia" or "Clean Team NZ")
  • 🔢 A 4-digit PIN they'll use to log in

The PIN is stored as a secure hash — not even you can look it up. If a cleaner forgets their PIN, simply edit it and give them a new one.

Tip: Use a PIN each cleaner chooses themselves — they're more likely to remember it. Avoid obvious PINs like 1234.

How cleaners log in
Two access options — phone or TV

Cleaners can access their portal in two ways:

  • 📱 On their phone: Go to bnbkiosk.net/cleaner, select the property, enter their name and PIN
  • 📺 From the TV kiosk: Tap the subtle 🧹 Cleaner access button at the bottom of the TV screen, then enter their PIN

Once logged in they see their checklist, tick off tasks, and add notes. You see their progress live on your dashboard.

Assign cleaners to multiple properties
One cleaner can service multiple properties

If you have more than one property, you can assign the same cleaner to multiple properties. They'll see any in-progress cleans across all properties they're assigned to when they log in.

Important: Each cleaner can only see their own cleans — they cannot view other cleaners' history or tasks.
Step 06 · Your TV Kiosk

Device Setup

Enrol your TV so it becomes a permanent guest information screen. Any smart TV with a web browser works — no extra hardware, no HDMI dongles, no installations.

What you need
Any smart TV with a built-in web browser

BnB Kiosk works on any smart TV that has a web browser — Samsung, LG, Sony, Hisense, and most others all work. The TV needs to be:

  • 📶 Connected to your property Wi-Fi
  • 🌐 Able to open a web browser (built-in)
  • 🔌 Ideally set to turn on automatically when powered
No smart TV? A Google Chromecast, Amazon Fire Stick, or Android TV box plugged into any screen also works — these all have built-in browsers.

Generate an enrollment PIN
Dashboard → 🔐 Devices → Generate PIN

From your dashboard, click 🔐 Devices on your property card, then click Generate PIN. A 6-digit PIN is created — valid for 30 minutes.

The page displays the PIN large and clear alongside the enrollment URL: bnbkiosk.net/e

The PIN expires after 30 minutes. Have your TV ready before generating it. If it expires, simply generate a new one.

Set up the TV browser
Open the browser on your TV and navigate to the URL

On your smart TV:

  • 1️⃣ Press the Home button on your TV remote
  • 2️⃣ Find and open the Web Browser app (usually in Apps or listed on the home screen)
  • 3️⃣ Navigate to bnbkiosk.net/e using the remote or keyboard
  • 4️⃣ Enter the 6-digit PIN shown on your dashboard
  • 5️⃣ Press Enrol
Samsung TVs: Browser app is in Smart Hub → Apps. LG WebOS: Press Home → find WebOS Browser. Sony/Android TV: Search "browser" in the app store — install any browser app.

Set the homepage
So the kiosk loads automatically every time

After enrolling, the kiosk URL will be displayed — it looks like bnbkiosk.net/?siteid=XXXX. Set this as your TV browser's homepage so it loads automatically when the browser opens.

  • ⚙️ In the browser settings, find Homepage or Start page
  • 🔗 Paste in your kiosk URL
  • 💾 Save and restart the browser to confirm it works

Auto-start on power-on (recommended)
TV shows kiosk automatically when guests turn it on

For the best guest experience, configure the TV so the browser launches automatically when the TV turns on. Most smart TVs support this:

  • 📺 Samsung: Settings → General → Smart Features → Autorun Last App
  • 📺 LG: Settings → General → Quick Start+ — set browser as default launcher
  • 📺 Android TV: Use an app like "Browser TV Web — BrowseHere" set as launcher
Enrolled! Your TV now shows as Live (blue badge) on your property dashboard. Guests will see your kiosk the moment they turn on the TV.
Step 07 · Guest Experience

Pre-Arrival Page

Send guests a private page before they arrive with everything they need — address, parking, access codes, alarm details, and Wi-Fi. A simple secure link, emailed directly to them.

Open Pre-Arrival Settings
Dashboard navigation → ✈️ Pre-Arrival

Click ✈️ Pre-Arrival in the dashboard navigation. This opens the pre-arrival editor with fields for all the information your guest needs before they arrive.

Fill in arrival information
Address, access, parking, alarm, Wi-Fi, host contact

Fill in as many fields as apply to your property:

  • 📍 Full property address
  • 🚪 Property access instructions (gate, door, lockbox)
  • 🗝️ Key or lockbox location and code
  • 🔒 Alarm code and how to use it
  • 🚗 Parking instructions
  • 📶 Wi-Fi name and password
  • 📞 Your phone number and email
  • 🕐 Check-in and check-out times
  • 📝 Any additional notes
Security note: The pre-arrival page is private — only people with the unique link can access it. Never include this link in public listings.

Save and copy the link
A unique private URL is generated for you

Click 💾 Save. A unique private link is generated — click 📋 Copy to copy it, then paste it into an email to your guest before their arrival.

Reset the link after checkout
Keeps your access codes secure between guests

After each guest checks out, click 🔄 Reset link to generate a new URL. This instantly invalidates the old link — your previous guest can no longer access the page. Send the new link to your next guest.

Best practice: Reset the link as part of your checkout routine, even if you didn't change the alarm code. It's a simple security habit that takes 2 seconds.
Step 08 · Account & Billing

Licensing & Renewal

BnB Kiosk uses a simple annual licence model — pay once a year per property. No subscriptions, no monthly fees, no surprises.

How licensing works
One licence per property, billed annually
  • 🆓 Trial: 14 days free, full access, no card required
  • 💳 First year: $49 USD per property
  • 🔄 Renewal: $39 USD per property per year
  • 🏘️ Multiple properties: Each needs its own licence

Payment is processed via Stripe — major credit and debit cards accepted. Licences activate within minutes of payment.

Purchase or renew
Dashboard → 🔑 Renew

Click 🔑 Renew in the dashboard navigation. You'll see the current status of your licence and a button to pay via Stripe. If you have referral credits available, you can apply them to reduce or eliminate the renewal fee.

Adding a second property
Each property needs its own licence

To add another property, click + Add another property at the bottom of your dashboard. Choose between purchasing a new licence ($49 USD) or entering an existing licence code if you already have one.

All your properties are managed from the same dashboard login — switch between them using the ⇄ Switch to this button.

What happens when a licence expires
Your data is safe — the kiosk pauses

When a licence expires, the TV kiosk display pauses — guests will see a message to contact the host. All your settings, content, and clean history are preserved.

Simply renew to restore the kiosk immediately. There is no need to re-enrol devices or reconfigure anything — everything picks up exactly where it left off.

Reminder emails are sent before your licence expires so you don't get caught out between guest stays.
Step 09 · Account & Billing

Credits & Referrals

Refer other hosts to BnB Kiosk and earn credit toward your own renewal. The more hosts you refer, the less your annual licence costs — potentially free.

How referrals work
Refer a host → they purchase → you earn credit
  • 🔗 You share your referral link or code with another host
  • 📝 They register using your link or enter your code
  • 💳 When they purchase their first licence, you earn 365 days of credit
  • Credit is applied to your next renewal — reducing or eliminating the fee
Example: Refer two hosts → earn 730 days credit → that's over 2 years of free renewals at $19/year.

Find your referral link and code
Dashboard → 🎁 Credits

Click 🎁 Credits in the dashboard navigation. Your unique referral link and code are shown here — copy either and share with other short-stay hosts. Both work identically.

Applying credits at renewal
Credits reduce your renewal fee automatically

When you renew your licence, any available credits appear as a checkbox on the renewal page. Select the credit to apply it — if your credits fully cover the renewal, checkout is free and no payment is required.

Important: Credits only apply to renewals ($19/year), not to the initial $49 licence fee for new properties.

  • Referral must use your link or enter your code at registration
